You want areas that are always in demand. Traditinially the Burns Park http://www.homesearchannarbor.com/guide/Burns_Park area commands the highest price per square feet. The best thing to do is find an agent who's familiar with the local area you're looking in. Ann Arbor, and most Michigan areas, seem to be starting to stop dropping in value and are slowly moving in the right direction.

There are many areas that will appreciate more than others to unique and diverse to mention individually. Good reason to have a buyers agent to help you ID them.
