I believe every area in Alexandria- and most of Northern VA- will see property appreciation over the next 5 years. The Belvoir area has great potential, as well as Del Ray, Old Town, Kingstowne. This is the time to buy!

Del Ray..It is still an up and comer though many would say it has "arrived". There is still room for improvement and it is really raising the surrounding area as well with it's funky cool shops and restaurants and pet friendly atmosphere.

Rosemont..it is what it is and has always been one of the best neighborhoods in Old Town.

These are just two but obviously anyplace in Old Town..and closer to the water the better in most cases!

Just Looking,

All Alexandria have the possibility of appreciation in the coming years. Why? To answer your second question, LOCATION, LOCATION, LOCATION! Proximity to hyw access, school districts, easy shopping, pedestrian living, proximity to job areas, community attractions (pool, gym, etc) are factors that contribute to pockets of higher desirability & could contribute to higher appreciation.
