Some minor costs include inspections, title insurance, and other charges that may arise from some legal or finance issues.
My best advise here, please do not nickel and dime the most expensive transaction of your life. Do it right, and pry that you are dealing with competent professionals in all your transactions.
Basic costs will include - Home Inspection, Attorneys fees, Mortgage Application Fee, Apprasial Fee and there are other options.
If you are moving to the area I would be more than happy to meet with you and walk you throught he process. This way you are prepared for most of the options.
If you are buying a short sale or foreclosure you may also have to pay for the smoke detector certification, final water reading, and to have the property de-winterized for inspection and re-winterized afterwards.
I always recommend that buyers have cash left over too, as something invariably needs to be fixed/updated in older homes.
