I have a condo to sell near Bearden HS but looking to buy a home in Alcoa/Maryville area.
Hi John,
If anything i think it would be better to use the same agent to sell as well buy your new home, that way he or she can coordinate and time it so it transition go smooth. As an added bonus you can negotiate a lower commission also since out of you he or she will be getting 2 deals.
Good luck.
Leonardo
as long as you really like your agent and keep the lines of communication going all the time it will be a wonderful transition between your properties. enjoy!!
Thank you very much for your input! I think I will go forward and use 1 agent. She has been very good at following up with me and that is one of the biggest things I look for in an agent.
John,
You're represented as the seller in 1 transaction & as the buyer in the other transaction. There is absolutely nothing wrong with the same agent helping on both transactions. You have someone looking out for your best interests both times. Plus, you get to know each other and the same agent is likely to be better at helping find you your ideal new home because they know you better than a new agent would. Why start all over again when you're already working with someone that should know your likes & dislikes?.
many advantages.. hopefully your agent will reduce the commission for your listed property. I'm not sure how much your talking about when you are purchasing your home. talk it over... It's always nice to stick with one agent through this process.
I'm not really familiar with your area and not sure how far apart the two areas are your talking about. But one big advantage with working with one agent is you only have to explain your goals and reasons for moving to one agent. Once they understand that it's much easier for them to watch both the sale of your home and watch the market for a new house that fits your needs. While making sure you get the price you need, and a timely sale to make the move possible.
One big con on the other hand is if the areas are far apart, one agent might not be familiar with both markets. I would suggest using one agent if they know both areas. But have them refer you to another agent if they don't work much in the other market area.
