What are the odds that I can offer 175k for a house that was listed for 249K and have that offer accepted?

If it's one of them ridiculously priced 3BR twin ranchers in the Northeast Philadelphia then hell 175K isn't low enough. If it's an Art Museum condo, then probably not. Some areas around here are still going strong, others aren't.

The chances are slim to none in the Philadelphia area. This would be a much more likely scenario in Florida, Vegas, or California where the market is given to more wild swings. The slim is in the event it is in preforeclosure and the seller realizes, correclty I may add, that if they can do a deal and satisfy at least what they owe, it will save their credit. That really depends on how long this property has been on the market and what the seller's situation is? You may want to put your offer in writing in order to find out what the seller is really thinking. Take a shot, you never know. I wish you the best with your venture. God bless.

Do the comparables support your bid? Is the property distressed? Is the Seller in distress? Are you a strong buyer financially?

74K less? I wouldn't bet that pony. However, even if the odds aren't good, I wouldn't refrain from making an offer, because you just never know. Good Luck!

I would say not very likely. values are down, but not that much. The seller would have to be pretty deparate to sell at that much of a loss. It doesn't hurt to try though. They may come back with a counter offer that is ok with you. Good luck to you!
