There are several nice homes available in great areas of Canyon Country, even with a swiming pool!

I have one in Valencia I could show you without an HOA and 3 more if you could swing an HOA of $100 or less. All are right around $350,000, one is $360,000 but in a market like this negotiations can be met. Most nice neighborhoods in Santa Clarita are going to have an HOA. Some are less than $100 a month and some are over depending on what is offered and when the home was built. If you open yourself up to Newhall and Castaic (both are freeway friendly and Castaic is only about 5 minutes north of Valencia) then I could offer you about 15 more properties to choose from without and HOA and 23 more if you would consider a low HOA. Hi B&G...I'm a Realtor in the Valencia/Santa Clarita area. You won't be able to find that type of a deal in Stevenson Ranch. And to be honest, if you're looking in the part of Valencia closer to the 5 freeway, you won't find it either. As soon as a house comes up at that type of price, there will almost certainly be multiple offers bidding the price upward. The north part of Valencia however, 91354 zip code, such as the Today tract of homes, near Seco and Pamplico...you can find a decent 3+2 house near that price. It very well may need some work though, and will also have quite a bit of interest if it's in decent shape.
If you're okay with an attached type of home, duplex rather, there are some in that $350k approx price range...there will be a very small HOA fee though. You'd have much better luck in Canyon Country, a few in Saugus here and there, and in Castaic.
