What are the good and bad points of the Sienna neighborhood of Cumming?

The community is similar to the countless others in that area of Cumming.....and experiencing the same trend....down. While the homes are appealing the area is swamped with standing inventory so unless you can steal a home, you need to understand the potential downsides to trying to sell in the future.

The homes in Sienna are nice and well built, but if outdoor living is important to you the you will find the lots less than desirable.

In addition to the answers provided below, Rand, there are seven actives listed on FMLS ranging from the high $200’s to 400K. These homes were all built from 2004 -2007 and mostly show having 5 & 6 bedrooms with 4-5.5 bathrooms. The main "good" in my humble opinion is in comparison to being just a few miles south in another county which would almost double your tax bill; the most expensive home here was less than $3300. in tax assessment for 2008. I agree with Buz-the question I have for you is that I see you are from the Chicago area-are you familiar with the Forsyth County area of Atlanta? This area while very nice and great schools is a bit of a commute to 400 and if you are relocating here and are planning to work anywhere south of the Alpharetta area then you may want to look farther south in your search!

FIRST ANSWER

Sienna is a nice swim/tennis community with quality builders. Only downsides I know are driving access off Kelly Mill Rd. during morning and afternoon rush hours and small hilly lots. There are not many level lots in the community and the homes are close together.

Homes in community have good covenants and are well maintained. Good choice for medium price range. Let me know if your planning a visit and would like to see available "for sale" inventory.
