You pay your normal county tax and Bear Paw has a special tax that you pay to the county and then they give it to Bear Paw to maintain the 20+miles of roads, pool, tennis court etc. The marina is privately owned. Our lake view and lake access home is for sale in Lake Apalachia Acres and we pitch in $150.00 for road maintenance each year. Lake Apalachia is the lake below the dam from Hiwassee Lake. We do not have the boat traffic nor the water fluctuation that the other lakes have. Nice to see beautiful blue water all winter and not to see orange mud during the winter when the levels are down in the other lakes.

I checked on the particular property you had interest in. This property lies outside the development by about 5-6 miles away, in an area called Lower Bear Paw. There were no fees associated with this property, however it is showing up Sold on the MLS. I will look to see if it has been put back on the market with an out of area MLS system. This is a beautiful area, and the price of 99,000 is great.

My name is Karen Pope. I live very near the Bear Paw Community. Bear Paw is very unique because it is a district within the County that has a tax like structure to maintain the development. Property owners fees are different according to value, and placement in the community. Lot owners pay less than home owners. Bear Paw is quite historic.. This was a complex started to house the families who built Hiwassee Dam, which holds back the waters of the Hiwassee River in to a large beautiful, pristine mountain lake. This lake and community is surrounded by USFS land, and TVA land. Very little of the shoreline is developed. It is rural jewell of a lake with a picture postcard mountain backdrop. Currently the community has beautiful million dollar lake front homes, as well as quaint cottages. This is truly a beautiful community, one that many choose to call home.

Bob,

You will pay Cherokee county tax which is based on value of your property x .525 cents per $100 tax value plus approx. .235/ $100 value for Bear Paw tax if my memory serves me correctly. You will have a water fee once you tap water system and I believe fire tax to be included in .235/ $100 for bear paw. Please let me know how I can help you.
