What are the best areas (or zip codes) in Austin to buy an investment home or townhouse for under $300K?

We live in the midwest and are looking for a warm weather place to invest in. Austin is one of the places on our very short list. Must have good schools, close to shopping and good community feel. We may chose to use it as our winter home, so couple of golf courses in the area would be nice. Doesn't have to be close to a lake.

My other first choice fo a condo would be downtown in the historic Brown Building. They have one bedrooms starting around $250K. This is in the heart of the city with all kinds of dining and entertainment options. The schools may not be the best, but there are some excellent private schools very close to downtown. The buildings historic designation aslo give you a tax benefit. If you want to see some details let me know & I can send them to you.

One of my team members is from the Cleveland area (Mentor, OH), and would definitely recommend buying in Austin, TX or Raleigh, NC or in the Phoenix area if that's not too far for you.
Regarding Austin, the best school districts include Westlake (Eanes), Dripping Springs, Cedar Park, and Leander. If you are ok going farther North of Austin, Round Rock and Pflugerville are good options.
Dripping Springs does not have much shopping, but it has lots of land and would be great if you had a horse!

I would consider going to Lakeway. The schools are exceptional, there is plenty of shopping and there are a couple of golf courses. Most importantly there is the lake for all kinds of water activities. Toll Brothers has some condos in Alta Vista and the Enclave under $300K. They are typically between 2000-2500SF and they are Free Standing condos. So they look like a typical house instead of high rise condo. They have a lovely amenity center and pool. One side of the community borders a nature preserve and has lovely views. Some of them even offer walk out basements. They are very close to closing out these communities so I would not wait to make an offer. If you are interested just give me a call or send me an email and I can assist you. So, investing in Austin? Well, there are lots of communities you can invest. However, if you want one community that seems to hold up best against most others, I would suggest Circle C. It is a master community with many ammenities, great schools and shopping. It is still minutes from everything, like access to major thoroughfares, minutes from downtown, golf, pool, and many other perks to being a homeowner in this community. As a formerly avid golfer (before having children), some of the best areas for your price range that would meet your other requirements would include SW Austin, W Austin and NW Austin. Zip codes 78749,78735 in SW Austin 78750 in NW Austin. There are many more.

If you like Master Planned Communities, there are Circle C. Steiner Ranch or Avery Ranch which would be good options. There is also Teravista in Round Rock which is a golf course community very close to an outlet shopping mall. A previous post mentioned Georgetown which is about 20 miles N of Austin. It is very popular with retirees and there are several golf courses.

Good public golf courses in the Austin area include: Falconhead, Avery Ranch, Grey Rock (in Circle C), Teravista, Shadowglen, and several muni courses. Check http://www.golf512.com for a good list of discounted tee times to get ideas of prices, etc.

There are literally hundreds of properties available for under $300,000 in the Austin area. My recommendation would likely be very different if you just wanted an investment property and did not plan to live there yourself.

FIRST ANSWER

For 300K you have a lot of choices. Of course this depends on the size of the home you would like. Many areas in Austin have great elementary schools but the ones with good school through high school are more limited. There are still some good deals with new homes that are worth investigating. I would love the opportunity to send you listing of areas that I think may work for you once you tell me the kind of house you want. For example, some neighborhoods will afford a larger house but the schools may not be as good. Depending on what is more important to you that is the direction I would go. Also Georgetown which is north of Austin is also a good possibility with some nice golf courses and community feel. Feel free to contact me and I can set you up to receive listings right away.
