I do not see any disadvantages in buying in Arbor Place. In fact it is slated to be one of the only gated communities in Round Rock. Exclusive = money/value. Builders are making some pretty amazing considerations right now if you know what to ask for, especially if you can get in by the end of the year or at least before March 2010. I recently attended the Home Builders of Austin (HBA) luncheon, and it was discussed how pricing will show an increase in March 2010 because of the fewer starts/inventory out there.
I really don't see a problem with any of these neighborhoods, but Arbors is the best in my opinion.

One thing that sometimes drives homeowners crazy in new subdivisions is the length of time they have to live with all the construction going on around them or getting a vacant lot next to them that doesn't get built on for a while. That is the most common complaint I received as a builders representative for custom homes in Georgetown. Other than that, I agree with Walter Rock on these subdivisions. The advantages to a new home or subdivision are, it's a new home with a warranty. The disadvantages are you have to compete with builder pricing when you sell your home (if they are still building in the neighborhood). Most of the neighborhoods that you mention are in close proximity and will be competing with each other for buyers so should have similar appreciation rates. I often see people paying too much for new homes, when there are lots of motivated sellers avaialbe for well-cared for resale homes. Most real estate purchases are good investments if you hold onto them long enough, so any neighborhood in that part of Round Rock should do well over time whether you buy new or resale.
