The taxes last year were based on $37.00 per thousand (multiply this by the assessed value) for the Williamsville/Amherst School District. This includes the school, county and town taxes. For example, a home assessed @ $100,000, the taxes would be approximately $3,700. Please let us know if you would like to view any homes and if you need any further information. Stacey! You're still out there I see.
14221 is a zip code for the Williamsville Post office. It becomes a bit confusing because this post office services homes in Amherst and some in the town of Clarence. The tax structure of each town is distinctly different plus, there are 3 different school districts that lie within the zip code (Williamsville Central, Amherst Central and Clarence Central).

This year, the Town of Amherst has undergone restructuring of the taxation method. If your property in the town of Amherst or Clarence, it is now assessed at market value (determined by the town assessor's office).
Regardless of what a listing may say the taxes are, the assessed value may change within 12 months of closing. The best thing to do is find out what town the property is in and call the tax receiver of that town.
