What are some up-and-coming local neighborhoods (a la Albany Park)?

Depends upon what you mean by "up and coming". A neighborhood like mine - Ukranian Village, East Village - has a ton of new construction going up and being sold at much higher prices than the existing housing stock.

There are some exceptional price points in the Albany Park area, quite a few short sales that would be of great value!

Rogers Park, Edgewater and Uptown along the lake. While those areas are still suffering from a high concentration of short sales and foreclosures (just like Albany Park),the potential to live by the lake and numerous public transportation options will always attract buyers

West Ridge has some super buys right and great housing stock. Like Albany Park homes, condos, 2-flats are selling for half of what the did 5 years ago.

A lot of different areas are trending. Look into the stats of where prices are moving up and sales are moving up. Not sure if we can legal "steer" people into what we as agents consider "up and coming."

Wicker Park got a huge bump in September after being named one of the top five hispter neighborhoods in the nation!

The Jungle. The area around Howard Street around Jonquil Terrace in East Rogers Park. Right down the street from the Howard red line el stop. Lots of condo conversions going on. Steps from the lake and Evanston.

Logan Square is hot but i would also recommend Avondale (if you are trying to get in early), just northwest of Logan square.

There are many great neighborhoods that are up and coming. I would say Logan Square has been a hot area of choice for many, Irving Park, Lincoln Square, Andersonville, etc..
