What are some tough questions to ask agents before deciding to work with them?

How quickly can the agent show a property?
How does the agent recommend dealing with today's market of multiple offers?
Does agent have a smartphone and ability to respond to email in the field?

Is agent a paying member of ARMLS with Supra key lock box access?
Does agent utilize electronic signing (DocuSign, etc.)?

I have had many questions from my clients when they were interviewing me. I have been asked if my license is current, if I own the type of real estate they are considering, and if I have sold a home similar to this recently.

This is a great question and you should interview a Realtor prior to having them work for you. They should provide you with a Buyers Guide and sign an agreement that they are representing you. They should acknowledge that you can fire them and cancel the agreement if they do not perform. I guess the best question to ask is "why should I hire you instead of another agent?" The answer to this question will give you a very good insight into the agent's work ethics and values. There are many reasons why an agent may feel he is the best option for a client. When he answers this question, the first reason he gives you is probably the most important for him.

With 26 years in the business-any good agent should be able to give a seller a detailed marketing plan-step by step and the schedule in which that plan will be executied. The cumulative number of sales volume should do it-a detail of where and what type of properties were sold. Testimonials from clients are also essential in establishing credibility as well as a demonstration of current market knowledge for the neighborhood and community where the seller lives. If you are a good listener and a problem solver that will come through in the intial interview. No selling necessary....only listening and coming up with a plan of action.

There are many questions I would ask- including... What is your specialty? What is your geographical area of focus? How long have you been in business? Do you have a support team? How many transactions have you completed?
