What are some surprises that first-time buyers encounter when purchasing a home?

The find out that "their" agent is also the seller's agent....and isn't working for them!

There wish lists tend to ask for too much when there budget cant reflect that.

Some surprises I have seen over the years working with the first time home buyers are:
Not all homes qualify for first time home buyers.
Understanding that condition is a big factor.
Closing costs and reserves.
Receiving an appraisal at value.
The best option is to find a local Realtor who can guide you throughout the home buying process.

May sound obvious, but it's not till you get there. First time homebuyers no longer have a landlord or relative that handles any needed fixes. For instance, a mere water leak from a tub or shower area can cause a panic. What does one do? It may be a simple fix like, calk the areas around the tub, but a first time homebuyer may call in a plumber which can be costly. So essentially, the cost of maintaining your home in proper order is unexpected. That fix could cost 2 bucks or 150 bucks if you hire a plumber. My best advice, buy home warranty insurance, for the unexpected.
