I am a French citizen and currently live in Fort Lauderdale, FL and I would like to buy my little first house from the foreclosure market. I saw couple of house for about $40000 in which I am very intrested in. Not only buying a house will relief me from the burden of renting a place that will never me mine (feel like throwing my money away) and at that price I am able to pay back the mortgage withing a short amount of time without problem. My issue now is to find an instution that offers mortgage for that amount. I only found those who offer at least $100.000... Do you have any other option I can rely on? Thank you very much. Some foreign buyers today are making financial arrangements in their home country and transferring the funds to the US for the closing. They are finding this process easier than going through ours and providing the 30-40 percent deposit required of foreign national buyers today.

good move! I wish I was that smart when I came here first time from Germany.
I would get in touch with those lenders working and being present at the auctions, and I would think they should be able to accomodate loans under $100k. The auction houses should tell you who the lenders are and how you can contact them ahead of time. If that doesn't work, talk to a mortgage broker (please contact me if you need some names) and explain your plan. A good idea in any case is to get pre-approved, so you know where your limits are.
