What are grounds for ending a business agreement with a real estate agent early?

Your question is a bit vague. If you mean that you are working with an agent to find property and now you want to end that relationship then a letter should be fine. If you have entered a contract to buy a home, sell your home, or entered into a buyer's representative contract then you probably, need a real reason. Most contracts spell out how to cancel them early if needed. Most service contracts state that the agent has to use due diligence in the performance of the contract. This is usually where agents leave themselves open to being fired. They stop trying to actively sell your home, or stop trying to find you a home etc.

Do you have a listing with a Realtor or are you a buyer with a buyer agent?

You can definitely end your agreement with your Realtor by simply writing a letter to the broker as well as giving it to your Realtor. If you signed a buyer broker agreement, there may be something written that states how to cancel your contract. Naturally, if your agent was not doing their job, you have the right to fire them. However, if they were doing their job, you may have to pay them for their time thus far.

If the agent is not working with you and there has been a lapse in time. Or for some reason they did not do something they should have.
