What are estimates of costs involved in sewer connection fees .. for a prospective home buyer
I'm interested in a home that will be upgraded with public sewer in 2009. I call the Township and the engineering company and they give me the run around. Does any know what costs are involved to a prospective home buyer. I would like to know as much as I can before I write a contract. I know there will be a connection fee that the home owner is responsible for. Does anyone have any idea the cost involved in this connection?

Well, Ive recently been hearing horror stories all around my local area. Im being faced with hookup in 09 also. The township I live in (Shrewsbury) gives its citizens little or no information on the cost of this project. You call and nobody can tell u much. They dont want people to know or someting. There is a sewer comitee made up of citizens in our area who rep the comitee. They were quoted somewhere between 5,000-32,000!!!! A home MANDATORY hook up. I dont see how this can be legal. The comitee has gotten an attorney to represent us. Alot of people dont have that kind of money just laying around and some of the homes arent worth that much to begin with. Buyer Beware, this hookup is proving to be a nightmare. There is just so many other things we could fix with that money, our well/ septic is in perfect shape. That if we can afford the loan on top of all the other crazy energy bills.

I used to work for a municipality that had a EPA super fund site, due to the water contamination. All residents had to be hooked up to public water, the people that were outside of the affected area paid around $3000 to connect. This was a boro and all homes were pretty close to the curb/street. The longer they have to run the pipe, the more it will cost.

As a home owner in North Codorus Township I recently hooked up my home to public sewer. Our costs were approximately $10,000. It really depends on how much you charged by the plumbing and excavating companies. Fees involved include a hook up, plumbers costs, seperate excavating costs and then of course your sewer bill. I would recommend asking the sellers to place money in escrow so that you do not have to cover all of the costs.

I called the township for you.Ca Davidson and the township are still in the desihn stages.The property in question will be included in the project. However there is no real way to tell you and exact cost . the whole design has to be completed and costs taken from there. my best quess is be prepared by having $5,ooo. on hand to hook up . It could be a year or so before you recieve an exacte cost....

Hi Cj - Around $2500 - 4000 depending on the distance to hook-up and plumber charges...
Typically it works how the last Realtor answered or around that fashion albeit a mixed-up process that can sometimes be very confusing... There are 2 pieces of the answer for your question. First is what is locally called the tap-on or hook-up fee, which is the charge that is made to the property owner for the 'privilege' ( which is very often not a choice) of connecting to the sewer system. This fee is established to help defray at lease a portion of the additional costs to enlarge or upgrade the existing system, including the new public or main lines that are needed. You may be having trouble getting as answer as this figure may not have been set yet, depending how far out the build-out is. ( $2,500-$3,500 is not unusual) Second is the cost you pay a plumber to connect your sewer system to the public system, usually from your residence to your property line. Call a local plumber with an estimate of the distance from the house wall to the proposed main line. Ask to talk to someone who is on the township sewer authority as these things are not the same in all communities. They should at least be able to give you an estimate. Sharon made a good point about the possibility of asking the seller to help with that cost. Tha tis subject to negotiations of course. Hope that helps Wed Mar 19 2008, 22:17

I am a Realtor in Hanover PA. i live in a property that too will soon be connected to public sewage. I received a letter form the township stating $3,000 to run from the road to my house. From there on I would need a plumber to finish inside. If you need me to call Dover township and find out the costs for you let me know. Remember if you are writting a contract soon on this property maybe you cpuld ask the seller to help you with this cost?
