We just listed 2 bank owned condos in the Wilderness Country Club. An unbelievable location in Naples. Both come with a golf cart as well......2nd floor listed at 105,000 and first floor unit is 130,000. Let me know if you would like some additional information.

You have recieved several good answers regarding the specifics for golf membership costs. If you are a part time only buyer or investor it is worth considering properties in communities that do not bundle golf. The fees are far lower and you have less risk of assesments. If you are a full time resident playing golf at least once per week most of the year bundled communities are likley a good bet for you.

The cost for the communitiy is highly dependent on the amount of members utilizing the course. The coomunities that have a high volume of members can be restrictive of advance reservation for tee times in season.

Here' s the HOA fee information for you:

Special Assess: $1,250 One Time
HOA Fee: $693 Quarterly
Master HOA Fee: $3,488
Recreation Lease: $500 Annually

The average price is 130K to 180K depending on the type of sale and condition.
Taxes range anywhere from 1900 to 3400 for a unit that's 2 bedroom, 2 bathroom.

Most golf communities in that area are around $3,500 year for bunbled golf and approx 700 - 900 quarter condo fees. for info on all the golf unit's in the area please call or email, for the best deals.

The 2/2 condos range from 139.9k to 179.9k and your estimates of 780 / qtr and 4150 / year are correct for Naples Heritage. Association fees vary community by community as the amenities and number of homes sharing those amenities vary. On the low end HOA dues will be around $150- $400 / month. Then I've seen much higher when we get into Golf, Country Club memberships, boat memberships...etc.
