West of El Camino - inventory increase and modest slowdown?

(8) SFHs on the market -- the most I've seen in that area since...I can't remember. Interestingly, (2) of those homes have DOM of ~2-weeks (3355 Newton, 722 Sonia) -- which seems like an eternity for that area. With the inventory increase, perhaps a sign that the market is getting more balanced and a sign of a moderate slowdown? Or perhaps those specific homes may be priced too high for what they offer?

I thought there were signs of a modest slowdown, but it does not appear to be the case. 2328 CAROL Ave, 2447 VILLA NUEVA WAY, 476 LEVIN Ave sold for $1.7M, $1.8M, $1.8M, respectively. Nice homes, but these are stratospheric price levels for this neighborhood...
