You've gotten some great answers already on this forum. As some have already stated, don't limit yourself to only looking at distressed properties, especially short sales. While deals can be had on distressed properties, you can also find nice deals on standard sales as well. There is more parity in the pricing between distressed properties and standard sale properties than there was a couple of years ago. Also, you would find that the short sale process can be quite tedious and time consuming..............

There are still opportunities available in the Sarasota area but I wouldn't recommend narrowing your search to include only distressed sales.(shore sales & foreclosures) The fact of the matter is that most sellers today have come to accept that their main competition is corner of the market and have priced their homes accordingly. By focusing on only distressed properties you would be certain to miss some very good opportunities.
