We were thinking of moving to the Denver area. We would like to purchase a home with a large lot or land closer to the airport.

Where should we be looking? We would like to stay under $250k. We don't need to worry about school district.

All the suggestions offered by my peers are excellent. In general if you are within the City and County of Denver, your taxes, water bill, trash collection and other municipal services tend to be less costly. However within the City and County of Denver prices are usually slightly higher than in neighboring suburbs/exurbs. Also within Denver lots are going to be standard sized with a few exceptions.

Beyond Denver yet within close proximity of Denver International is a wide range of housing options. Since you desire a larger lot and/or land, I may suggest looking in the Adams County area around the airport. For the largest lots (many are zoned for horses), look at subdivisions east and northeast of the airport. If looking at a map, there is an Interstate 76 which runs from Denver on a NE trajectory. Municipalities include Brighton, Lochbuie and others including unincorporated areas of the county.

If looking for a large parcel, be sure to inquire about water rights and so forth esp. if the land is served by a well and not a municipal connection as water is a commodity in Colorado.

My advice to buyers is to remember one thing: location, location, location. South Aurora has an excellent school district (this WILL matter when you sell), and prices in your price range. The area is close to DIA and it's a very nice area. Green Valley Ranch is pretty rough, in my opinion, and has experienced HUGE losses over the past few years. Lots of airport noise, too.

Another option is buying further east in a community like Elizabeth or Bennett. These areas are more "rural" in that you'll likely get at least an acre. The drive into the city is about 40 minutes but close to the airport.

If you're set on staying near the airport, Green Valley Ranch is the place to be. There are a lot of "suburbia" style developments there with homes in close quarters with one another, but there are also some properties with larger lots. And, GVR has excellent prices!

BUT, if you're not set on that location, I've got just the location for you! If you head south from the airport a little bit (approx. 30 mins) you'll find the beautiful Town of Parker. Parker itself is more of a suburban environment, but if you head to the outskirts of town, you'll find sprawling lots and even horse properties.

Hi Lookingindenver:

The area east of I-25 to the north of Denver might really meet your needs. There are a lot of larger lots here and a lot of new construction going on. I've pulled a sample of homes to give you an idea. The link is in the "web reference" line below. Many of these are listed as "Brighton'" but they are not in Brighton. All of these are on an acre or more.

If you do not mind school districts or the condition of the neighborhood it could be a lucrative investment to look in the Montbello or Park Hill areas. Stapleton is a large and upcoming development which is continuously growing that neighbors these small towns. This is causing the neighborhoods in Montebello and Park Hill to go up tremendously. . Now would be the time to check out real-estate in these areas for it could be a great investment. Best of luck with the search. Hope you find what you are looking for.

I suggest Aurora! There are newer homes very close to the airport with mountain views and big yards that are under $250,000. I just saw one with new stainless steel appliances, new paint and carpet! Looking in Denver,

It will be a good time to visit Denver in my birthday month of October. We normally have what we call 'indian summer' at that time. A gorgeous time in Colorado both in Denver and in the mountains. You may want to get a Realtor to send you listings and set up on a daily listing alerts program before you get here. One thing to consider is that $250,000 is a somewhat limited price point in the Denver area, especially if you are thinking the possibility of having acreage outside of Denver. Thank you so much for all the replies. I am going to be visiting in October and will take a look around. I don't mind looking farther out east or north beyond the airport as long as it an easy drive during the winter. We are looking for at least a 3 bed/2 bath. We would like more than an acre but as long as we are not on top of our neighbors. It would also need to have at least a 2 car garage.

I suggest the Adams county areas. Your price per sq ft is significantly lower than those closer to town and there are many new projects to choose from. As you can see from the responses you have many choices. I suggest you spend some time just cruising through some areas before you start your home search. There are many major thoroughfares for his drive to the airport from the north side: E-470 is a toll road and well maintained with little traffic. Most Denver traffic, to the airport, comes from I-70 and Pena Blvd. I would be happy to set up a email alert for you with your search parameters. We don't mind being out of town. We would just like to be on the side of the airport. My husband travels and he needs to be able to get there during the winter with no problems. So being 30-45 outside is not a big deal as long as the drive is open.

As noted, some of the areas mentioned that are close to DIA are Reunion in Commerce City and Green Valley Ranch in Northeast Denver.. My preference is Green Valley Ranch. I have clients that live in both areas. I lived in Green Valley Ranch from 2001-2008 and we loved it until moving back to Park Hill. You can generally get more for your money in Green Valley Ranch than anywhere in the Denver Metro Area. There are newer, larger homes and some with larger lots in this area while staying in the $250,000 range. We are looking more east too. We are looking for a 3/2 minimum. Would prefer a home on an acre or more

I currently have a listing located at 29967 E 131st Ave in Commerce City. Listed at $185,000. It is a VA property, about 20-25 minutes drive to the airport. The subdivision is called Vantage Estates, no HOA, 3 bedrooms and 2 baths, about 2.5 acres.

In addition to the areas mentioned above you might also consider the neighborhoods around 6th and E-470. Several new builders plus resale homes that fit your needs/wants.

Green valley ranch is great but there are also great deals to be had in Reunion. Please call me or email, I'm very familiar with both of those areas.

Denver is a fantastic place to live! If you'd like to live near the airport, under 250K, Green Valley Ranch is an ideal neighborhood for you to consider. Other neighborhoods to consider would be Reunion in Commerce City or Parkfield in Denver.
