We saw a 2 story house in a great mtn view neighborhood but didnt like the home bc its dated. i have built

before spec homes so we started looking at the few lots in the area. the realtor on the orig home told us we couldnt build a 2 story bc the neighborhood wont allow any longer - how can i check him on that ? i think he might be playing us? this is a small couple of neighborhoods without hoa - not sure where these rules are being upheld? Ideas????

The restrictions may not be in the zoning but in the CC&Rs. You need to trust your agent or get a new one. Ask him/her if you could see the restrictions, either municipal, HOA, or deed restrictions. Give them a chance to prove their worth and provide the information.

Check with the local city to see what the zoning and planning ordinances are for the area. Good luck.

You could check to see if there are any zoning restrictions on the lots you may be interested in.
