Julie's right, those areas are te ones to look into. They are mature neighborhoods with a lot of potential. You'll find a selection of homes needing and already having been updated.

I would say either in upper Lincoln or just east of I-5 in the Officers Row/Clark College area. You are a short drive away, and could still walk or bike downtown. There are still some good values still right in the downtown area.... especially if you can stand a home that may need a little updating.
