This 2 bedroom/2 bath condo is right in your price range, The property is located in Ambler, PA just minutes from the Temple Ambler campus (that I believe has a shuttle to Temple Main). The property is also minutes from the Amber & Fort Washington train stations to easily commute into the city of Philadelphia. The area is beautiful, safe and close to major highways (309 Expressway and the PA Turnpike).

It has not been renovated in about 20 years; I use it as a rental for Drexel/Temple/Penn grad students for years and am now selling to buy larger building. As many have eluded to, the Art Museum area is a great place to start. It is close to both universities and condos and townhomes are available for under 250K. Currently, we're working with a young professional employed in the area. Recently we showed an amazing condo in the area under your maximum price. All amenities and entertainment very close.

Penn and Temple are served by many bus lines and trains. What size house/condo are you looking for? The most convenient would be in Center City, where you could each take 1 subway/trolley to get to work. You may want to also look in Francisville. It's adjacent to Fairmount and would be very easy to get to Temple and require 1 transfer to get to Penn. Fairmount is a great neighborhood but can be a bit inconvenient to get to Penn (unless driving, which is easy). Hope this helped.

The Art Museum area 19130 and Brewerytown 19121 are the two gentrified area with growing property value that is close to the universities and where you can find 200-250K condos and/or the rare 2 bedroom home. As a matter of fact, we are helping a young couple buy a condo in that area rignt now and we also have a 2 bedroom available near Brewerytown in the Art Museum area. The 19130 Art Museum area has many convenient spots to shop for food (ex. Whole Foods Store), coffee (ex. Starbucks), restaurants (ex.London), Kinkos , Dry Cleaners, the gym , drug store, and so on are all very close.
