We're looking for a 2br condo. Is Crown Village a good choice to buy?

Grand Cove is much nicer and on the river for easier access to shopping/transportation. Recently converted to condo status, resale should increase substantially in the next 5 years. Great for couples or young families. Mike

In real estate location is key. I currently live a block from Crown Village here in Edgewater and have for the last several years. This is a great community. With Crown Village you have the benefit of living within walking distance to many great amenities that young families love. You are just a block from the elementary school, a block from the bus stop into NYC, a couple of blocks from Whole Foods, Duane Reade and a great riverfront walkway for some nice exercise in the evenings.

Crown Village is one of the more economical communities in Edgewater and some of the units even offer a garage which really adds value here, especially in the winter. Edgewater is one of the few areas that has weathered this economic downturn pretty well. While prices have come down a little, compared to other areas this is a much more stable market. As such it is a great investment area and values should continue to hold and will even increase in the next few years.

FIRST ANSWER

It depends on what you're looking for in a condominium complex and your budget. Crown Village fell into disfavor several years ago because they had to replace all the exterior terraces and steps due to the builder using inadequate materials but the complex bounced right back after the renovations were completed. The condo units there are basically 1 floor apartments and there's an outdoor pool. It's a very quiet complex because it's truly self contained - no through streets - and it's not huge. Location with the new ferry having come along is excellent.

It's all a matter of your budget and if the housing style and amenities are what you want. Crown Village is a decent value for Edgewater. You should be able to get into the complex for a bit under $400,000.
