We put an offer for $305000 closing cost in a shortsale single family home listed in #340000 back in May.

Bank ran an appraisal and the new listing price was $330000. We offered then $310000 ($5000 in cash at closing), the bank set a new price to $3140000. What's your advise? We feel that if we don't buy the house now, someone else is going to offer less than what we offer at the beginning and may lose the house?

I have to agree with Michael and Jeannette. Please be sure your Realtor checks the comps in the area as I am sure prices have declined in that area since then. I am a Realtor, however, I am not "in it for the money" as I make nothing on your deal. Please do not listen to the background noise. If you love this home and the home can appraise for $314,000 - go for it!! Enjoy and congratulations!!!!

I hope you don't pay to much attention to what realtors say...they usually try getting people to buy since they are in it for the money!!
In this economy it's better to wait a couple of months and you will get more for your money.
Banks will get desperate soon or later due to the fact that half of the people don't qualify for a loan right now!!
So...Don't let realtors push you in to buying a property that you might not even like and wait, beacause as I told you before they make money out of making you buy!!

If you really want this home and the bank has countered you, I would suggest you accept at $314k, IF you are sure it is worth it. Be sure your Realtor checks the comps, as prices may have again flucuated since May. From what you wrote, sounds like you are close, also make sure you have done your inspections. Good Luck

Are you saying you put in an offer twice and the bank came down on the price or they rejected the offer then lowered the listing price? If the counter is 314 you are pretty close to the offer you gave. You may want to meet in the middle. Has your agent pulled the comps for the most recent sales in the neighborhood? They would be the one to give you the best answer.
