higher offer, but have been told by the selling agent that Cartus will not accept a back-up offer, or even a higher offer. Is that true? Why would Cartus not accept a higher offer? The house has not gone pending on the MLS, and according to the selling agent, Cartus has not signed off on the other buyer's offer, although it was accepted by the seller and sent to Cartus for approval. Why couldn't we also submit an offer for Cartus approval, if the house has not gone pending, and Cartus hasn't signed? We're having a hard time finding anyone who knows anything about what Cartus policies are. Thanks

I am in agreement. On a relo property, often is not the amount of the offer, but the closing timeframe and contingencies that the seller is interested in. In that case shorter and/or non-contingent is better.

FIRST ANSWER

Cartus has commited to a buyer already and will stay with that buyer to close the property. A lot of relocation companies will give a verbal commitment and then follow up with signed documents. If a relocation reneged on their verbal commitment it would stop any Realtor® from bringing serious buyers to their properties.

The other offer could have a quicker closing time, higher ernest money, or fewer contingencies. Relocation companies like to take the offer that has the highest likelyhood of closing

By the way it sounds like the property was in multiple offers why didn't you give your highest and best offer at that time?
