I would agree with most of Davids comments. It is however possible that you have already created a Procurring Cause issue with this property which would prevent other agents from representing you in this transaction. Your response with additional details would help.

When you use a buyer's agent to represent you, you will not be paying any commission to him or her in almost all circumstances. The REALTOR'S commission is typically paid by the seller....so instead of looking for a REALTOR who will discount their commission, you should be looking for an agent who will represent you effectively. May I ask "we found a house" can mean many things. Did you simply view the home online, did an agent or the homeowner physically show you the property, or are there other facts that you are leaving out of your question?

As mentioned, many real estate contracts inform you of your right to have documents reviewed by your attorney.
