Should we work with one realtor or more ? What are the most important criteria for the choice of a realtor ?

You want a realtor that will listen to what your needs and wants are. You're also going to want one with a track record of happy clients. Your realtor needs to be looking out for your best interest, as well as your likes/dislikes in a home. The realtor should also demonstrate good timeliness and responsiveness skills - when there is important information to relay to you, the realtor should be on top of it.

In my opinion, I would only work with one single agent. There are disclosures and agreements that need to be signed and working with multiple realtors can create confusion when it comes to paperwork.

Hello Laurent,
Criteria you can use to choose a realtor:
1. communication skills--if a realtor doesn't communicate quickly, honestly, and with a style that you find helpful, it doesn't matter how many years they have been in business or how many listings they have.
2. every realtor can't know every detail of every property (especially when you are talking about a vast geographical area such as Destin to Santa Rosa Beach--the question becomes how quickly they can access information that you need and how quickly they can get that information to you.
3. if you are looking to invest in the condo market, is the realtor familiar with the condo market.
4. if you are looking for more of a single family residential property, it won't help you to have a realtor who specializes in resort properties.

In my opinion, the MOST important aspect of developing a working relationship with a realtor is to talk with the realtor and see how the conversation flows--if it is easy, then it probably is a good fit--and can they get information to you quickly that answers your questions.

Hello Laurent. Good question. I am a broker/owner and I have 60 great agent's selling for me. You should interview a couple of agents and then just work with the one you feel is the most professional and that you are comfortable with. Agents work to make a commission on a sale and usally the seller pay's their fee. Interview question. How many years have you been in real estate? Are you a Broker? What do you speacialize in? Are you a buyer's agent or listing agent? Will you work for me as a single agent or a transaction agent? How many home's do you average selling each year? This should help you find the right agent. Im Shawn Norris, realtor with Re/max Southern Realty in Destin. To answer your question I will have to say that knowledge is power in any industry and especially in today's real estate market. I don't want to speak for everyone, but if you ask any realtor they will tell you that you only need to work with one agent and to work with them and that is true. You really should only work with one agent, but before you work with just one do a little investigating on them see what they are about, there history, and experience. Most agents should have a personel website and in there website they should have a bio or about me page giving anyone shopping for a realtor a good idea about there experience. Lots of times the agent may be very experienced but there personality clashes with yours and you may not work together well, so after reading up on there Bio I would also speak to them over the phone or in person to see if you personaly like the agent and that he/she would best fit your needs and wants.
