We came from Pa. to see a home in Odessa. The realtor knew we were coming. He keeps putting us off and will not show us the property. We have been

trying to see this property since last Friday. There was a price reduction this morning and the property is listed as pending. The realtor will not return my calls. We are cash buyers. What is our recoarse. Something doesn't seem right. The property is at 16025 Ivy Lake Drive. The realtor is James Hurley. Should I be contacting a lawyer? Is there a complaint I can register?

The house was listed on 7/24/2011 and the Seller accepted an offer on 8/1/2011--the date you posted this.

It sold in June 2012 to an ALL CASH buyer Represented by a Keller Williams Realtor for $321,400.

The address is: 16027 ivy Lake Drive - not sure if this is the same house you were referring to but it's listed by the Realtor you mention.

If you think there was mortgage fraud involved you can report the transaction.

When you are not satisfied with a realtor's service or just about any other vendor, the best thing is to find one that will work for YOU. From your post right now, it seems like the realtor may be experiencing something important in his life or may not be getting your messages/emails. Either way, just move on and don't let it bring you down.. There are plenty of agents out there ready to help you achieve your goals..

Hi Cali,

Ivy Lake Estates is a great community that is gated and an easy commute because it's within a few minutes of the Suncoast/Veterans Expy. Also this community has the advantage over many other planned communities because it doesn't encumber the owners with expensive Community Development District Taxes and the HOA is reasonable.

If you haven't yet decided on a new Realtor, I am also available to assist you.

Oh and remember that on a Short Sale the price (unless previously approved) may not be possible even at tens of thousands above the asking price. So on a short sale you must be prepared that once the lender(s) do their own appraisal, they may counteroffer back at full market value. You may not end up getting a true bargain on a short sale. Your very best bargain will be a bank owned listing. Also you will be able to move in within a month or two with a bank owned and with a Short Sale it could be 3 months, 6 months a year or even 2 years before you can close!

I am so sorry to hear that you have been having trouble seeing the property. Whether the agent was busy or already negotiating an offer and did not respond to you is probably not enough to file a complaint. The property is a short sale and is in our mls system as active w/contract which usually means they may still be showing the property to agents. I have attached it for your review. Now it does require 24 hour notice and needs the agent to accompany. However, I would be happy to contact the listing agent and see if they will respond to another agent? Please call me if you would like some help.

Are you sure you have the address correct? I checked the MLS and there is no record of that address ever being listed? There are, however, other properties for sale in Ivy Lake. Give me a call and I will be happy to help you find what you are looking for.

as the Realtor below states, find yourself another Realtor that is a a buyer's agent who will represent you in the transaction. The listing agent in the State of Florida represents the seller, unless he gets permission from the seller to work with both parties. Let me know if we can help. 16025 Ivy Lake Drive is not in the MLS as ever being on the market.

I am a mortgage broker in the Odessa area. I would be happy to recommend a local realtor that will immediately help you. Even if something was not right, the realtor should be professional enough to call you. We work with a much higher regard for our clients.

Contact the broker at his company. Aside from that the best recourse is to not give him your business. Having a buyer's agent who wants to earn your business is more important than anything else. Buyers have no real benefit in using the seller's agent.
