family three weeks before Katrina hit. Subsequently, we relocated to Jackson area, but kept our coast house and have been renting it out for over a year. My question is: now our work plans to move back to the coast and we are struggling with the decision to sell our coast house and buy a smaller one (less property tax and insurance) or rent another house and sell the coast house, or just move back into the house...

FIRST ANSWER

There is not a right answer here. I'd consult with real estate agents about the potential price for the coastal home, and also about buying whereever it is you wish to live next, then you'll have better information to make a personal decision.
