You can get an FHA loan with 10% down with a credit score as low as 530. Not all mortgage companies may want to handle this so plea give them the information up front or you can contact me and I will get you in contact with a lender who can.

Complete a loan application with a local lender and find out if that lender has any loan products that will work.

Both persons have to have a credit score of at least 580. Previously lenders were asking for a minimum credit score of at least 620 for a FHA loan. Recently they have began accepting 580.

Most likely only if you try to qualify by yourself and not include him or his income.

You should be talking with a lender and not asking here where you will just get guesses.
