inspection done the next day. The engineer told us that the garage & deck need c/o's, The sellers did not start the process for this until late March. We were being told all along that it was being expedited. they didn't hire an expediter until the last week in April, when I personally asked my attorney's several times to ask for this. Meanwhile, we have had a scheduled closing for April 8th. It is now the end of May. We had to extend our interest rate lock 60 days from march, and now another 2 weeks. I have been asking my attorneys for the sellers to be responsible for these fees, and the attorney's husband who i deal with mostly, has been telling me they are not responsible. I feel like there is no incentive for them to hurry up at all, and that my attorney's are not doing anything for me. Finally

Hello,
Deals fall apart all the time because the seller failed to get the required COOs. Be sure to have a hefty sum held in escrow if you decide to close w/o the COOs in place. Good luck!

Sounds like you are trying to deal directly with the seller's attorney--if so, don't--have/ask your attorney to contact the other and try to negotiate something on your behalf--keep in mind that it's up to the sellers to agree on any fee reimbursements, they ultimately decide not the attorney--do you have an agent, and what is your agent advising, he/she is your best source of advice as it relates to your specific situation. In addition, depending on the c/o progress and if your lender agrees, you may be able to close with an agreed amount of money from the seller's left in escrow until c/o completion--ask your attorney for details.
