We do not have a lot, I agree that is the largest unknown. I think a minimum lot size would be around 0.3 and does not need to be more then 0.75 acres, finding the right lot is why I need a good local agent.

There are a number of reputable local builders working in the area. If you call me I can give you a list. I keep a file on them. One thing some buyers are doing is working with Hovnanian (a mass market builder now offering individual homes on owners' lots). The most difficult part of the process will be to find a lot. As Chatham is an established community, you will most likely have to buy a home and demolish it. Most local agents are familiar with the area and can make recommendations. You have to know how large a lot you will need. Do you want to be able to walk to the train and town. Do you want to be close to a school, etc.

Do you have a lot? Finding a buildable lot, in a good location and for a reasonable price is going to be your greatest challenge, but it is doable! It is going to come down to how big a home you want and how much you would like to spend!
