any information we may need to know as Canadians buying in U.S. We plan to spend 6 months a year if possible. Looking for info on average price right now for 3 bed/2ba home with pool in the Cape area. Will be coming to Florida in May

The price will depend on how much work you want to put into it. There are many short sales and foreclosures which on the exterior may appear cheap, but in the long run will likely require quite a bit of work money, and patience. Pool homes which would have sold in 2005 for over $400,000 are going for $250,000 or less. Cape Coral has many intricate issues for buyers including future water and sewer assessment areas, flood insurance increases and an abundance of homes build with Chinese Drywall.

Only an exclusive buyer broker can guarantee the buyer financial confidentiality. Giving up their financial ability or motivation to buy could cost the buyer thousands of dollars!

The most important thing a buyer can do is first of all work with a buyer broker. As stated by AARP and the Consumer Federation of America from REALTOR News.

There is no extra or hidden cost for the buyer to obtain Exclusive Buyer Broker services. The real estate commission is shared between agents including buyers agents. In the State of Florida only a buyer broker can negotiate for the lowest price and best terms for the buyer and must take care of the buyers best interest. When you work with an Exclusive Buyer Broker, the brokerage firm does not list any homes, so, there is never a conflict of interest in your transaction. The State of Florida assumes that all buyers know all agents are transactions brokers who do not represent anyone one in the transaction and that the agents have very limited liability in the transaction. I might be a little late on this one, however, Cape Coral is really a nice area and so close to many great beaches. You get the REAL Florida lifestyle here plus, being further south, the temperatures run a bit warmer in the winter months. Average price will greatly depend on the features and area of the home. A waterfront home with gulf access will average more. For a non-waterfront 3 bedroom, 2 bath, pool home you will pay $85,000 or more. For a waterfront, gulf access home, look to pay in excess of $125,000. May is a great time to look for a home in Cape Coral as most of the visitors have gone home and there is not such a "fight" to be the first to $130-150k. Of course the home will be on well and septic but that is a good thing as you can avoid a water bill of most likely $100 monthly.

Hi,
I am a real estate agent here in Cape Coral, but I am not trying to sell you anything. I was born and raised in Detroit, so I know a little about violence. I've lived here 10 years and it's very slow paced.
Cape Coral is very laid back compared to a big metropolitan area, but it still has its little scuffles, as does any town. We have been set back by the recent economy slump, but if you want a relaxed atmosphere and lots of time on your hands to get into retirement, then I would suggest this as one of the places to look. I hope someone likes to fish, because there is a lot of that going on here.

As far as the crime rate in this are I will tell you I don't know where the previous person got that information from but I can tell you being from here is NOT TRUE! the crime here does not compare to anyother place in fact being from Miami this is a very safe place don't let that deter you, in fact get access to newspapers in this area before you come here and this will be confirmed, as far as the chinese drywall back in august 08 no one was aware of how bad it was until about 6 month's ago, now all realtors have gotten courses and were are trained on how to find it.

Like you, my husband and I moved from up north and had no clue what it was until some unscrupulous realtors sold us a house in the NW part of the Cape. We had no idea what it was and had never heard about it before. Of course once we arrived in Cape Coral we'd learned that it had been all over the news since August, 2008. Everyone in SW FL is aware of this problem, especially if they are involved in real estate.

We traveled for days with our pets to get there, only to learn a very hard lesson. We ended up homeless and had to live in a hotel with our two pets for a while. We ended up renting a home in Charlotte county and I have to tell you that it is the best thing that could've happened to us. It is beautiful here and we finally feel settled. All is well that ends well, I suppose. But we had to learn the hard way.

As a side note, the crime rate in Cape Coral is very high. We didn't realize it until we were actually here and watching the news everynight.

In any event, I wish you the very best. It's my hope that you read this post before your journey begins...

Linda: Welcome to Cape Coral! There is a long tradition of Canadians coming and purchasing in the Sunshine State and specialy SW Florida.
Most Lenders will requite minimum of 25% down if you are using an American bank or Mortgage lending co.If you have cash, more power to you!
You will pay the same property taxes as any american buying a second home which is not his/her primary residence..The mill to calculate the property taxes will be the same as a US citizen. Technically you are suppose to declare your rental income to your Canada Revenue Agency.
When you sell your home in the US you will be taxed 10%.
When you purchase a home in Cape Coral ask your Realtor to find out what your non resident taxes will be for the next year starating in November.
Remember that you will get a discount of 4 % if you pay your taxes in November, 3 % in december, 2% in January, 1 % in feb. You have untill March 31 to pay your taxes but your taxes when you purchase a home will be calculated and prorated according to what the previous owner paid.
Great if it is a homestead owner! You will get a break untill november! For a non resident property taxes cannot go up more then 3% a year.That is the cap.
On the other plus sides. There is not question : you will get more home these days.There are many pool home in the $65-110K, depends what are your requirements and also make sure to ask what are the assessements to pay if any if on city water and sewer.

Of couse, the particular area of Cape Coral, square footage, waterfront or not, as well as other factors, will all affect the price of a home, but you will be able to purcahse a nice 3/2 home with pool in Cape Coral for between $150,000 and $250,000. There are pool homes lower which may contain less square footage or may need a little work.
