We are moving to the franklin area and were looking at a townhouse in franklin, but I have heard townhouses

That's great question, Jones. it's obvious you're an astute buyer since you are gathering information before you make a purchase. That's very important in this market where we still see overpriced properties on the market. If a townhome is properly priced, you should not have any trouble selling it later in Franklin. As a matter of fact, I find that many relocating buyers want to purchase a home in the Williamson County or Franklin school district, and a townhome can often provide that lower entry price point. And that's not even mentioning the carefree lifestyle that most townhomes will afford, with the maintenance covered by the monthly fee.

Deciding whether to go with a townhome or single family will be determined by several factors including how much you want to spend, your lifestyle and your "must haves." You may be able to get more updates and your "must haves" in a townhome than you will in a single family home of the same price. There are some wonderful opportunities for buyers right now in our market, whether you buy a townhouse or a single family home.

One of the first things you should do is find a good Realtor to help you with your search. I'd visit websites, check experience level and credentials, and ask about the number of transactions the agents have handled in the Franklin area to be sure you are getting good, sound advice on your purchase. A local realtor will be familiar with the neighborhoods and various new home communities, and might be able to suggest some seller incentives that will help you with your purchase. For sure, they will know any properties that you shouldn't consider purchasing, and be able to assist in helping you determine an appropriate bid on a home.

Hi Mike...I live and work here in Franklin. You will always see better appreciation and easier resale in single-family homes....second would be what we call "zero-lot line", i.e. townhomes, and last would be condos.

If you're comparing single-family vs. zero-lot, you'll want to take into consideration amenities and homeowner association dues. When looking at SFH - I suggest a minimum of 3BR/2.5BATH with 2Car Garage and a Bonus Room....when looking at condos or zero-lot lines - I suggest a minimum of 2BR/2.5BATH with 1Car garage for best value and appreciation.

Hi Jones,

Congratulations on your move to the Franklin area!! The average time on the market for sold townhomes this year in Franklin is 58 days which is actually running a little less than average days on the market for single family homes. Of course, there are areas where some re-sale is better than others, but overall I think you would be safe with either a townhome or single family home.

Hi Mike - Franklin is such a nice area and there are many options there as far as townhomes go.

When choosing, be sure to have your Realtor run the complete market history of any townhomes you feel you might like to put an offer in on. Nothing will tell you the trends of each area like the market reports will!

There is a lot of inventory out there currently, so it's a great time to buy!

Mike, you should be working with a local buyer agent in the Franklin area. They can get information on resale value of townhouses, versus single family homes to help you make an informative decision on which way to go. Each area varies-townhouses sell very well in some areas, and no so well in others.
