We have children who will be attending Ave Maria Grammar in the Fall and it looks close and the prices appear to be very good. Is it a good development and will the commute be terrible?

It is a great time to be thinking about a relocation to the Naples area. This is the best that prices have been in years. There are some wonderful opportunities on the market including Valencia Lakes. I would like to suggest a short trip to explore all your options. There are several communities convenient to Ave Maria Grammar. I would like to suggest staying away from the short sales. It is better to purchase from a motivated seller or a foreclosure. Short sales are typically priced at a list price agreed upon between the listing agent and the seller. Not the lender. When you put in an offer for a short sales, you may wait for months, only to be disappointed with not closing on the home. There was a great article in the paper last weekend stating that only one-third of short sales close.

I think it is wonderful that you have selected Ave Maria Grammar School to send your children. You have had some wonderful advise from some real knowledgeable Realors®. Right now, you and your family are like pioneers and some of the first people to come into this market. You can get a terrific buy right now, but you are going to have to wait for all of the city conveniences that you may enjoy where you are now. Valencia is a nice community, but there are several ofther communitites in the area you might want to consider before make a move. You can get several brand new homes in the same price range with big mortgage incentives to help get you a great rate or reduce closing costs. Our recommendation is to consider a short term rental, perhaps in the Valencia Lakes area, to get a feel prior to making your final decision to purchase. Many buyers, that are unfamiliar with the location are electing to do this.
This will also give you the opportunity to check out other areas that may become of interest.

You really need to come down and check out Valencia Lakes, and other developments in the area, before you make a final decision about where you want to relocate with your family.
Your impression of the area might not be the same as your neighbors, if you know what I mean? It is very subjective.
Contact a local agent and get as much info as possible, then make plans to come down.

The commute from Valencia Lakes to Ave Maria is about ten to fifteen minutes there shouldn't be a lot of traffic on that end of Immokalee Rd. There are a lot of great deals in that area to include in the community of Ave Maria. Valencia Lakes is located about 19 miles and 30 minutes from Ave Maria Grammar school.
There are currently 44 homes for sale in the community, ranging in price from $215,000 to $594,500. This includes newly constructed homes from the builder. Valencia Lakes has a newly completed club house featuring a resort style pool, tennis, basketball and children’s play area. Homeowner association fees are very low.
