WE ARE LIVING IN AN AREA THAT WE BOUGHT IN THINKING OF STAYING4-5 YRS. AND WE BOUGHT FOR APPRECIATION, ALSO BECAUSE OF THE BRAND NEW SCHOOL DOWN THE STREET. WE ARE MOVING AGAIN AFTER ONLY ONE YEAR AND WILL BE SEENING A $20,000 PROFIT EVEN IF WE SELL VERY REASONABLE. WE LIVE BY CENTENNIAL ELEMENTARY (2 YRS OLD)- GREAT SCHOOL.. FROM KEMPER AND SOUTH BY A COUPLE OF STREETS, VERY AFFORDABLE AND NICE NEIGHBORHOOD. (WITH GOOD APPRECIATION) ALSO CLOSE TO MED SCHOOL, WAYLAND UNIVERSITY, CENTENNIAL, AND THE HEART HOSPITAL. Don't know if you have found what you want, yet, but thought I would let you know that we would love to help you with this. As for what the current housing trend means in a place like North West Texas, let me say that housing in this area has never been wildly inflated like some other areas. Properties are down some, but this trend too will pass. Be sure that you find an agent who will get you the best propety at the best price. I grew up in Ransom Canyon 12 miles east of Lubbock, it was an exclusive gated community, it is now a township. Very nice area, and the lots are getting filled up.. Very nice community, with a small shopping center and restraunt near now. The down side is the distance from town, you do limit your interests.
Most of Lubbock is growing to the West South west, a lot of new going up there, it is considered the Wolforth/Frenship area. Betenbough homes are being built every where, they are nice 'affordable' homes, lots of the same house on the same street over and over again. This may be what you are looking for? Or not, just a heads up. Good thing about resale is to the students, rent is horrible in Lubbock... But there is also an old law they pulled up recently, only 2 can rent a house that are not related... So a lot of students are buying homes and 'subletting' now...

We are very lucky to live in a place like Lubbock. We never experience highs and lows in our economy. We have had a slow but constant growth in our city for many years. That also goes for the current housing trends. We have not experienced what other areas, even in Texas, have experienced. Real estate here goes in a cycle. Three to four years ago we had very few listings and homes were selling in a month or two. Today, we have the largest number of listings that we have had in a long, long time but that is not necessarily a bad thing. For you as a buyer that is a good thing. You have more homes to choose from and sellers are usually willing to look at lower offers. We experience a 3-4% appreciation per year on average per home. If there has been a lot of updating or improvements, a home may get a better appreciation rate.
If you will let me know what kind of home and price range you are looking for, I can set you up on an email program that will automatically send you any new listing or price reduction with your criteria. If you can be as specific as possible on things that you would want in a home, then I can add all your requests to come up with the home you would want. This will at least help you get a feel as to what kind of home you can find in your price range.
