We are looking to make an offer on a home. How low can you go and not offend the seller?

Don't EVER worry about "hurting the feelings" of the seller. THE LAST THING YOU WANT TO DO is to leave money on the table!

You may find that they have not had an offer in 16 months and your low-ball offer just made their day. You may also find that they are just "looky-loo's" just "testing" the market to see how much they can get for their house (they are not even serious about selling).

Take the emotion out of the negociations as best you can. For some people, hiring an agent, is the way to go. A quality Real Estate Agent should have been trained to negociate on your behalf. But don't EVER let them talk you into offering more on a property because it "may offend" the seller.

FIRST ANSWER

I would suggest getting your own realtor. You, as a buyer, do not pay for the realtor. That comes out of the sellers money, You should have your own representation, your agent will be able to do a buyers CMA for you and tell you whether the house is overpriced or at a fair market value. Depending on that results your agent will be able to help you negotiate a fair price for the home. Remember, Realtors are professional negotiators. Do yourself a favor and hire a good Realtor.
