We are looking to buy the house that we have rented for the last 4 years, it is being sold directly to us by owner. How do we find out if we qualify?

You need to speak with a lender as they can tell you if you qualify based on your income and debts. Find a lender who will work with you see what you can qualify for.

You will be more comfortable with your offer to purchase if you would first visit with a lender to see which loan and how much loan you qualify for. Contact any of the people who have taken the time to respond to your question and let them guide you.

You will need to talk to a mortgage lender. I would suggest a local lender rather than a big, Wellsfargo/Bank of America type lender. I would be happy to help you with selecting a lender, writing a contract and getting to closing.
