I live in Portsmouth. Waterfront under $750K is available but I'd explore in more detail exactly what type of boat you have, how much draw if its a sailboat, etc. Also would want to know your criteria for living space, how much land you want, etc. There are areas of the island that will perform better than others over the next few years. Island Park is projected to have a new sewer system installed or at least it will be on next years ballot. There's a reason for the sewer system, the water offshore is over 100 times the acceptable limit for ecoli and other bacteria! So, be careful where you buy.
