We are looking for someone that is knowledgeable in First Time Home Buyers programs. Can anyone help?

We are looking forward to buy our first home in the Hammocks area. But we don't have much for a down payment and our credit isn't perfect (Bankruptcy over 5yrs ago) but it is decent now. We would like to take advantage of any programs available to us.

There is a program that I use, that gives fha buyers (who meet the requirements) a 10k interest and payment free loan to take care of the down payment and closing costs on the home. You only pay back the loan when you sell. If you pay your loan off, you do not need to pay the loan either.

3 years of tax returns
640 credit score
Must not make more than 70,000 individually
Must make more than 25,000
Must live in the home as the primary residence
May not own another home at the time of purchase

First steep: get a pre qualification from a Bank or lender to see if you will be able to get a loan.
Second steep: Call a professional Realtor to help you in all the process.

Also there is the State of Florida First Time Homebuyer (and Military Heroes do not have to be a first time homebuyer). There is plenty of money available but you MUST work with an APPROVED lender on the list. You may be able to get up to $10k to buy a home:


You must have a 640 credit score and income not more than about $70k for a single person and you can find an approved lender after you input your county and household size on the above link.

Hi Danilo. The first factor is what is the current credit score. Regardless of mortgage program they is a minimum that must be met. You can get a free credit score from creditkarma.com. When you want to buy a home the best place to start is to hire an EXCLUSIVE Buyer Agent, not just a Buyer's Agent. EBAs only work with homebuyers and there is never a conflict of interest that will jeopardize your negotiating position. I can refer you to an EBA in your area, if you like.

Hello Danilo, finding a property in the Hammocks is not going to be the easiest thing in the world using a government assistance program, I am surprised none of the agents that have answered your question have mentioned it. You want a great piece of advice given our market conditions? Save enough money for the down-payment (as low as only 3% of purchase price) then plan for a successful buying experience. If you are speaking about the Downpayment Assistance Program for first time homebuyers you have come to the right place. You can receive up to $7000 in down payment assistance and also some money for closing costs. I know which programs offer this and which banks to work with to get qualified.
