We are looking for a nice summer retreat in the poconos in the 100k-150k price range.

We see many communities...Arrowhead Lakes, Pocono Country Place etc. We want a safe place for our kids to play without us having to be around them all the time and have family and friends visit from time to ttime. Which is the best community to look at?

For the information you are requesting you should Call Phone: 570 894-9853 State police in the area you are interested in . They will be able to give you the crime rates of the communities you are interested in.

it seems that only agents are answering questions here.. check out this website and ask teh questions there. youll get replies from people who actually live there.. and youll see that you may want to stay away from a pocono country place. it seems to be full of crime and undesriable people that you may not want next to your children. Agents are trying to push it.. because the cost of property there is really low. youll find houses there for 70-80 thousand that are gorgeous..but theres a reason for that.. property value has fallen there because of all the crime. .just check out this site

Randy, The price range you requested should give you a good range of vacation and resort homes in the Poconos. Many of the communities we work with have plenty of amenities for families to enjoy. In addition, thier Summer programs for children are excellent. To view homes, you may want to search by these zip codes : 18610,18347,18624. These are for the Blakeslee, Pocono Lake and Albrightsville areas. Split Rock is very nice. We have an office in that area. However, the homes in the Split Rock/Lake Harmony area tend to be higher than whay you want to pay. Arrowhead Lakes, Towamensing Trails, Locust Lake Village, Brier Crest Woods, Stillwater Lakes, Pocono Country Place and Pocono Farms are very popular.

Thank You. We were actually up there this weekend at Split Rock Resort and hoped to drive around Arrowhead lakes but were told we could not without a realtor, we were very disappointed. We are 2.5 hours away and were really hoping to check things out.

Arrowhead Lake is one of my favorite areas to take vacation home buyers, but your choices will vary depending on the distance you want to travel, your expectations for the home size in your price range, and what amenities you would like to have available. There are many options available.

My best recommendation to people considering a purchase of this type is to rent a place for a weekend or longer so you can get a feel for the area and determine if it is going to be right for you. I have attached a link to my blog which has more information on this.
