You wouls also want a legal professional to set up a system where you pay monthly to a third party who also takes care of making the mortgage payment for the seller. There is a property about a half mile from where I live that was sold on land contract last year. The seller somehow did not make all their mortgage payments and now the buyer is suffering because the seller is forclosed on.
