Becky - one question I was surprised nobody asked was where you work? The biggest challenge we suffer in Frisco is traffic. Our infrastructure is still being impacted by the growth in Frisco and surrounding communities like Prosper, Aubrey, Little Elm, and The Colony. Griffin Parc is located in Far North Frisco, so it isn't going to be a fun drive if you work in downtown Dallas. We do have great access to the Dallas North Tollway, so any other time but rush hour, this area is great! Frisco is a fast-growing community and we have a lot of growth left still to happen. Take that into account when moving here, as transportation issues will be a discussion point for many years to come. By the way, you'll drive yourself crazy if you try to sort through the available homes and neighborhoods in Frisco without an agent. Get with a licensed Realtor asap and set up your search criteria. You can preview online, then set up a preview trip to the area before you buy. It makes the buying trip so much more enjoyable when you have a basic knowledge of the area before you get here. Griffin Parc is one of those neighborhoods that is very diverse in its architectural styles because of the number of different builders. And this diversity only adds value to the neighborhood in terms of Buyer attraction. There is a little bit of everything from traditional North Dallas Specials to Early Cape Cod. And the same can be said for price points ranging from $200K to $600K. But the majority of homes are priced between $300K and $500K.

Griffin Parc is about 6 years old and the City of Frisco has done a great job in developing the "parks and rec" features including a hike and bike trail that connects Legacy with Teel. Not too far from Stonebriar Mall, it adjoins Shaddock Creek Estates which is an upscale community of higher end homes which will drag Griffin Parc's property values along with it.

Parts of the community are in Collin County and parts are in Denton County...so there is a little bit of a difference in property taxes. But the schools are Frisco ISD, so the difference will be insignificant.

If you are looking for a community that will always be just a little different than all of the others, Griffin Parc will be a good choice.

Hi Becky,
You should search the MLS for this area using one of our sites. If you find some properties of interest request one of us run a comparative market analysis for you.
I have lived in Frisco 25-years, and think you would like the homes in Griffin Park.
There are some other sub divisions close I think you might like as well.

Hello Becky,

Griffin Parc is a subdivision that got stalled for a while in development. As a result, many of the lots were eventually sold to builders other that the group that started with the project. The area has developed now to the point that you can get a pretty good feel for what the neighborhood will look like when all of the construction is complete. As a result of the mix of builders, the neighborhood is probably more diverse in the style and price range of home. This helps the neighborhood have a more rounded look, but it makes it more difficult to determine the property values in the area. I need to know more about the specific home or homes that you are considering and create a market analysis for you to determine a fair sales price. Griffin Parc is a very nice area in Frisco, just west of the tollway. What specifically are you looking for, that is, what's most important to you? Schools, commute to work, shopping? Griffen Park is a very nice area of Frisco. It goes to nice schools, it's an upscale area, very nice, new, has nice shopping around it, is pretty close to Stonebriar Mall, is close to soccer fields. What else you want to know? I think you'd like it. How can I help? I specialize in new homes.

FIRST ANSWER

Frisco is a great place to live. Griffen Parc is a good central location.....are you thinking of a resale or new construction. If new....always take a realtor with you when you talk to the builders, even for the very first time. We can normally save you time, money, and some headaches along the way if you want to build. There are all kind of nightmares we discuss daily on this site about families who buy from the builder directly and face problems down the road. There is also one foreclosure for sale currently if you want to try to negotiate a really good deal and want to move fairly quickly.
