Coon Rapids is a well established city that has excellent properties available, and in November we are getting light rail that runs to downtown Minneapolis! Home sale prices were down a bit from the previous year and that is good news for buyers. The market is steadily raising according to the stats. which appears to be raising home prices. There are some GREAT buys and preliminary information looks as though there will be an extention on the housing stimulus.

Buying a home in this market is one of the better investments made right now, but more importantly getting into a home that is right for you personally and financially is always a wise investment. Remember the first time home buyer incentive is also for those who have not owned a home for three years, but they also have to stay in the home for three years.

All that said Coon Rapids has some wonderful neighborhoods that offer excellent options for any family! I would be delighted to help you find that perfect home.

I've owned my home in CR for over 7 years and LOVED the area, my neighbors have been there for over 9 years and are great people that will look after you (as I was a single female) and now that I'm married, we are in the middle of painting and recarpeting to put it on the market...it's a 2 bed/2 bath property which has been a rental property for the past 14 months. Coon Rapids was ranked as the most economical place to purchase a home by one of the major Television stations in the Twin Cities (sorry I don't remember which station), so it can be a great place to buy a home.

Where to live depends on what you like. Do you want to be near the river? Are you concerned about road noise from Highway 10? Do you want to be close to a particular school or shopping? Are you an investor or are you going to live in the home?

The area around the river is a little more expensive, but the homes are generally very nice. If you are concerned about noise, you might want to avoid the railroad tracks - Coon Rapids has two major rail lines - and you might want to stay away from Highway 10.

If you want to be close to shopping, the area around Highway 10 and Main Street is popular.

As far as the resale goes, how long do you plan on holding on to the property? The house itself has a lot to do with the resale. For example, a 3 bedroom home with 2 bathrooms and a 2 car garage will have a better resale value than a 2 bedroom home with 1 bathroom and a 1 car garage.

In general, the resale value of a home on a cul-de-sac is better than one on a major street or near a major highway or rail line. And the more land you have the better. These will also affect the current value of the home.

I just moved after living in Coon Rapids for ten (10) years. I loved the "little square area" which is what we called it just south of Coon Rapids Boulevard sandwiched between Avocet (entrance to the Coon Rapids Dam Regional Park) and Hanson Boulevard which is a busy street. The neighbors all knew each other, our street had bi-monthly get togethers with games and food. Lots of kids of all ages and parents watch out for each other children. I would call it an "old fashioned" neighborhood in that my kids went out to play down the street and I knew they were okay because one neighbor or the other would be watching. There is a little neighborhood grocery store in the "square" and just down the street was the elementary school with a new playground (actually 2 playgrounds) and the opposite direction was the County Park with walking trails, bike trails, the Mississippi River, boat launch, and a fishing lake with a pier. The park also has summer nature programs for smaller children. Two miles away is a small shopping mall with a health/fitness club, hair salon, large grocery store, and miscellaneous restaurants and stores.

Mississippi Blvd is a nice area with very nice homes. It has access to trails along the river for walking and biking. Its also close to the park where the dam is. We live in this area and love it. We are going to be relocating for work and will be selling our house at the end of June. Look for us!!

It really boils down to what you can comfortably afford. Coon Rapids has a wide range of inventory from which to choose. In coon rapids you will basically be able to visually see where you would want to live and where you wouldnt. There are some worn down areas and some very nice ones. Overall the market there has been hit like most other ones. Coon Rapids has some nice advantages though with the main mall being really nice and there are lots of parks.
