Home Buying in Evans>Question Details

Jenn, Home Buyer in Evans, GA

We are looking at buying a home in the next 2-3 months. What neighborhoods have held their value and are in Columbia County? Jennifer

Asked by Jenn, Evans, GA Tue Jan 24, 2012

We love neighborhoods with mature trees and a little bit more room between the homes unlike the new builds. But we want to buy in a neighborhood that is still appreciating.

Check before you buy about roads in the county. There are several roads widdening and your house may cost 220k today and next year a lot less. Also they are rezoning the schools right now. Houses in country place are the same since they put a big Walmart outside the subdivision.Really check the areas and future projects. I am not an agent

I did a search for homes in Columbia County between $175,00 and $250,000. I wanted to include any REO's which would be worth your $230,000-$240,000 price range but are listed for less. I also checked the box "wooded lot". The search returned 39 properties. If you send me your e-mail address to vcolonoliver@meybohm.com, I will send you all the listings.

All neighborhoods in Columbia County have depreciated in value, which makes it an excellent time for you to buy. Also, just about every neighborhood has had bank foreclosures. (To see current bank owned properties, go to http://www.colonoliver.com and click on the Foreclosure/REO tab towards the top of the home page.) In order to compare current listing price to what the property sold for the last time it sold, go to http://www.columbiacountyga.gov. First click on Government, then on Departments S-Z, next on Tax Assessor and finally, click on Maps Online. When you get to Maps Online, click on Parcel Search. Here you can put the property address or parcel ID to pull the property card for the house you are looking for. Show All Sales is one of the items you can further click on in the property card. As far as neighborhoods with mature trees, some of the older neighborhoods like Springslake, Idylwilde and Woodbridge have mature trees and larger lots. As far as new neighborhoods, Canterbury Farms has a lot of trees (not in the backyars necessarily) throughout the subdivision and great walking trails. I could assist you better if I knew your price range.

Depending on your price range , there are many areas in Columbia County and Richmond County that have maintained their value.
