Philadelphia. This Cheltenham neighborhood is in the corner of the city limits where Tookany Creek Pkwy and E. Cheltenham Ave. meet. We are surprised by the reasonable prices of the homes (the ones we are looking at are around $260,000). Should we be concerned about the resale value of the homes 5-10 years from now because they are so close to the city? We don't want to buy a home and then have the value greatly decrease. thanks!
Hi Jess - I agree with Ceil, prices in Cheltenham are "reasonable", but the trade-off is the tax rate, which can be several hundred dollars/month higher than surrounding communities. Remember that there is more to a home purchase than just the price; and take everything, taxes and amenities included, into account when you evaluate a potential home. Cheltenham has much to offer - just make sure the whole package works for you.
As far as future home values go, it's impossible to say where we'll be 5-10 years for now, but you should evaluate the feel of the neighborhood you're interested in now. Are homes well kept? Is the community maintained? Check the municipal website for new projects, youth and recreational activities and general information. I live and do business in the neighborhood ajacent to the Tookany Creek Parkway. In the last 10 years we've seen property appriciation rates that are on par with surrounding communities and have no reason to believe that this will change in the next 10 years. However, the reason that home prices seem so "reasonable" in Cheltenham Twshp. is a reflection of the slightly higher tax rate there as compared to neighboring Abington Twshp. and Jenkintown Boro. In Cheltenham, you can get more house for your money, but the trade off is you will pay slightly higher taxes. That being said, it's a wonderful place to live with great schools and parks, 2 golf courses, is serviced by an excellent regional rail system. The location is only an issue if it declines in the next few years. You should spend some time looking at the area. Drive through in the mourning, afternoon and at night. Check to see what the make up of the neighborhood is, renters or owners and if it is young familys or older familys. Check to see the forclosure rates and the amount of vacant homes in the area. The stronger healthier neighborhoods should hold there value no matter were they are.

The city could just as easy have a positive reflection on the value.There are many changes in the works for phila.Many people prefer to reside close to the city. Your value is not going to decrease by virtue of being near to the city. Cheltenham is a lovely Montgomery County town. Yes it is close to Onley, a not so nice part of the city, but Cheltenham is a venerable area of lovely older homes.
