We are looking at a condo that is right next to a bar/restaurant. It is a duplex..downtown 2 blocks from path. Just curious, how will this affect

resale. It seems that our target buyers in the future will be someone looking for 2 bedrooms and square footage...thus being a young family, etc....Is this a good buy?

Buyer Beware! You would definitely limit your pool of buyers whgen you re-sale. Obviously you would disqualify any young couples with kids,..

Ditto for Young Proffessionals who have to actually sleep at night.

Although the young ,college couple might not mind it so much.

It shares a wall with the bar...Dubliner to be exact. 1100 square ft. duplex...beautiful inside...but on first floor and sharing the wall.. we are planning to go there on a friday night....Just trying to think about target market in future of a 1100 square ft duplex....probably young family or 30 something professional therefore would be turned off due to being next to bar. i feel that if it were a one br and we want to sell to a young just out of college student they would love it....just want to make sure it is a wise investment. thank you so much for your advice, lori.

While there are many things to consider and trade offs to be made when purchasing a home, you might want to do some investigation before buying next to a bar in downtown Hoboken. Have you been there on a Saturday night around 11pm to midnight? Or even later? Is is noisy? Are patrons hanging outside to smoke? Is the music loud? These are some of the issues people have with bars. Downtown is especially known for bar crowds on the weekends. The best thing to do is to check it out for yourself. Also, some buyers prefer not to be in properties near food establishments due to fear of insects and rodents (in addition to the noise / smoke / clattering plate problems). So that might hurt your marketability a bit but it depends how close you are. Is it in the same building?

I hope this helps you make an informed decision. With quite a bit of inventory on the market right now, you may have some other possibilities so shop around!
