I hope that this new question posting means that you got everything worked out with your lease-purchase option stuff last year. The good news is, you are able to make the move to be closer to your family!

While you already have received alot of good information; let me provide you with a few more items to consider.

1. Make sure that you find a trusted mortgage professional to help you get pre-qualified. They will be able to advise you on the best way to utilize the $80k that you have for a downpayment. (you may want to use some of it to buy down points to get a lower interest rate, or it may be better for your individual situation to hold some back toward savings/retirement, then again they may recommend you put the full amount toward the downpayment).

2. As indicated below, you may want to check other areas of the Metroplex as well. We have so many great communities in Collin County and the northern parts of Dallas County. Some things to consider will be:
A. location (not just how long it takes to get to the grandkids, but is it all highways or city streets)
B. hobbies or interests (Do you want to be near Lake Lavon or Lake Ray Hubbard for fishing? Do you want to be near great shopping? Do you love to dine out? Do you love to go for walks in the city parks?)
C. lifestyle (do you want the city life, or are you looking for a more relaxed small town feeling?)

3. Talk to your children about it. They currently live & work in the area, and can probably give you some great advice on locations that would suit your wants/needs. Since you have a trusted resource that is here, they may be able to meet with or speak with a Realtor about things while you are out of state. This could prove to be a big help (if you feel comfortable with it).

4. Make plans to visit several times to see the grandkids and tour homes while you are in town. Find a local Realtor who can help you find the perfect home for you and let them do the homework for you and then show you the homes that really interest you.

Texas is a great Place! There are plenty of communities to retire at. I don't know if your familiar with Del Webb communities? They are Fantastic Great places. Where I lived prior to Texas this was very popular. There is very positive feedback, and always something to do. They are one story 2 bath homes, they are golf communities, and most owners in complex go around by way of golf carts.

Allen makes up about 30% of my business. But, Allen, TX has the highest property tax rate in Collin County. It is not the town where my retiring clients, who will be on fixed incomes, are typically looking to purchase. I mostly sell Allen to young families wanting to put their kids in excellent schools. There is a lot of growth going on in Allen right now, especially along I-75. With growth may come bond packages for schools, roads, or some other purpose. If you are under 65 years of age, you won't qualify for the Senior tax break on your property taxes. You may want to look at comparable homes in Plano, Frisco, Little Elm, McKinney, and Prosper, too. The Denton County tax rates get a lot more positive responses from my retirees. The same builders built in all of these communities, but as you go into your golden years, it will be worth the effort to take it slow and view more homes in our area where you may be able to put more of your funds into the house and less toward the property taxes. With the George Bush Turnpike, you can go from Little Elm to Richardson in about 20 minutes in off-peak traffic these days.

Mckinney, Allen, Frisco areas offer great opportunities. I have seen foreclosures with equity move in quality with no repairs required. Richardson is an older area of Dallas other areas are newer.

Allen is a neat place to live and you should have plenty of homes to choose from. There are also many surrounding cities you might want to choose from as well depending on many factors. Welcome to Texas! In order to help you in the best way, it's important to know all the things that are important to you in a home. How many bedrooms, baths? Is square footage important? What about a yard? The first thing I do with my clients is sit down with them and find out what their expectations are.
